How the partner model works

1. Eaton attracts sellers

Our website and local search content help homeowners researching lower listing fees. We review inquiries before proposing a broker introduction.

2. Your brokerage evaluates fit

You decide whether the property, service area and proposed listing fee work for your business. Broker selection and the seller's terms are never automatic.

3. Referrals settle at closing

Our proposed arrangement pays Eaton 20% of the receiving brokerage's listing-side commission if a referred transaction closes, where lawful and agreed in writing.

What we look for

Proper local brokerage licensing, relevant market and MLS experience, strong seller service, timely communication, transparent service terms, and willingness to discuss a target 1.5% listing-side commission. No broker has to accept a referral or a proposed fee without agreement.

Independent brokerages, not franchises.

Eaton operates its own 1% brokerage in Florida and Texas. Elsewhere, any listing representation must be delivered by an independent broker appropriately licensed in the property's state. Referral compensation and activity must comply with that state's rules. Buyer-agent compensation is separate and determined by the seller and local broker.
