What does a listing fee calculator show for Florida or Texas sellers?

There is no universal listing fee. Brokerage fees are negotiable, and the right comparison depends on both price and service. A lower fee can reduce one selling expense, but it can also shift important work and responsibility to the seller.

How the Seller Savings & Readiness Report works

The math

The comparison amount equals your expected sale price multiplied by the listing-side percentage you enter. The tool compares that result with 1% of the same sale price and with a fixed $499 FSBO Plus fee.

The recommendation

The $499 FSBO Plus path is recommended only when a seller chooses the self-managed path and reaches at least 75 out of 100 readiness points. Otherwise, the tool recommends full-service guidance or asks the seller to compare both paths carefully.

Frequently asked questions

Is the fee difference the same as my additional net proceeds?No. The calculator isolates listing-side brokerage fees. Sale price, preparation, buyer-broker compensation, title and closing charges, taxes, repairs, concessions and contract terms can all change a seller’s final proceeds.
What is included in Eaton’s 1% Full-Service listing?The plan includes seller representation, pricing and launch guidance, MLS marketing, buyer and agent communication, showing coordination, offer review, negotiation and contract-to-close guidance. The signed listing agreement controls the final scope.
Does the $499 FSBO Plus option include seller representation?No. It is a limited-service MLS listing. The seller handles inquiries, showings, offers, negotiation, contracts, disclosures, title and closing coordination. Review the plan details before choosing it.
Is buyer-broker compensation included in these figures?No. The calculator shows listing-side fees only. Any buyer-broker compensation is separate, negotiable and should be evaluated with the other terms of an offer and the applicable agreement.
Can I use the listing fee calculator for land, condos or rental property?Yes. Select the closest property type to receive a more relevant preparation note. The fee calculation itself still uses the expected sale price and comparison rate you enter.
