
A cash offer is not automatically better, and a financed offer is not automatically weaker. The best offer is the combination of acceptable net proceeds, verified ability to close, manageable contingencies, realistic timing, and contract terms the seller can perform.

Questions for a cash offer
- Is the proof of funds current, appropriate, and sufficient?
- Are funds immediately available or dependent on another sale?
- Does the offer still include inspection, appraisal, assignment, or other contingencies?
- Is the requested closing date realistic for title and the seller?
Questions for a financed offer
- What loan type and down payment are proposed?
- What are the financing and appraisal deadlines?
- How responsive and established is the lender contact?
- Are requested credits compatible with the proposed financing?
Never trade a large amount of net proceeds solely for the word “cash” without reviewing the complete terms.
