Your home’s value depends on more than square footage

Online home values are a starting point, but asking price, expected sale price and appraised value are different figures. A useful broker review compares the property with competing homes and real recent sales in its local market, considers material differences, and explains how those differences affect a reasonable listing-price range.

Recently sold comparable homes

Find recent sales with similar location, property type, condition, lot size, beds, baths and usable living area. Where possible, favor properties buyers would reasonably view as alternatives.

Active and pending competition

Current choices, price changes and the relationship between asking prices and likely outcomes help frame what a buyer may consider today. An active listing’s asking price is not a verified sale.

Condition and improvements

Maintenance, roof and major systems, kitchen/bath updates, structural issues, storm exposure, waterfront features and property-specific restrictions may materially affect the price range.

Location and local demand

Subdivision, school boundaries, commute, buyer demand, HOA conditions, insurance costs and nearby competition can separate two seemingly similar properties.

What is a CMA?

A comparative market analysis (CMA) is a real-estate professional’s review of similar properties and relevant market evidence to help determine a potential listing-price range. It is not an appraisal, an offer, an inspection or a guarantee that the property will sell for a specified amount.

Depending on location and property complexity, the review may examine recent closed sales, active competition, relevant pending activity, days on market, price reductions, condition, ownership improvements and any major differences that affect comparability.

What should you send for a home-value discussion?

  1. Property address and location. Include unit number, county and any additional parcels or lots being sold.
  2. Basic property details. Bedrooms, bathrooms, approximate living area, lot size, property type and the year built, if known.
  3. Updates and condition. Describe roofs, HVAC, kitchens, baths, additions, needed repairs and recent major improvements.
  4. Timeline and goals. Tell us if you have a target sale date, relocation plans, existing lease, tenants or other important considerations.
  5. Any relevant special features. Waterfront, acreage, outbuildings, subdivision restrictions or unique access arrangements can affect the comparable set.

Questions about home values

Is the Zestimate the amount my house will sell for?

No valuation tool can guarantee a sale price. Automated estimates depend on their underlying data and models, which may not reflect all repairs, improvements, unusual features and local competition.

Can I list for more than the CMA range?

A seller chooses the asking price, subject to the service and signed agreement. A higher asking price may affect buyer response, days on market and negotiation leverage. Discuss the trade-offs before publishing.

Do taxes and closing costs affect what I take home?

Yes. Estimated net proceeds are different from market value because mortgage payoffs, commissions, concessions, closing expenses and potentially taxes reduce the amount received. Explore the seller savings report for an illustration of listing-side fees.

What if renting my home is a better option?
