What is the MLS?
The Multiple Listing Service (MLS) is a regional database where licensed real estate professionals list homes for sale or rent. It's the primary tool used by Realtors® to share listings with one another, and it powers popular sites like Zillow, Realtor.com, and Trulia. The MLS contains detailed property information including photos, pricing, and features—and provides maximum exposure to agents and qualified buyers.
Why should I list on the MLS?
Listing your property on the MLS gives you the best chance to get in front of serious buyers. Your home will not only be seen by thousands of real estate professionals, but also pushed to top real estate websites like Zillow, Realtor.com, Redfin, and more—helping reduce time on the market and increasing your chances of a full-price offer.
What are the details of the expedited listing policy?
Stephen Eaton Licensed Real Estate Broker will return the listing to you for review within 1 Business Day of receiving the completed listing forms. This time does not include holidays. If there is any additional information needed to verify property ownership or complete missing required fields of the MLS, the expedited listing time will start from the time the missing information is provided to us. The listing will be returned to you for review and approval prior to going live on the MLS.
Will my listing appear anywhere other than the MLS?
Yes! Besides the MLS, your home will appear on REALTOR.com, Zillow, Trulia, Homes.com, RealEstate.com, Aol Real Estate, local real estate brokerage websites that display MLS listings, and all of the major brokerages that feed directly from the MLS. Please Note: While we syndicate to many platforms, we cannot guarantee placement on every site due to third-party variables and tech updates.
Is Stephen Eaton Licensed Real Estate Broker a licensed real estate brokerage?
Yes! Stephen Eaton Licensed Real Estate Broker is licensed in Florida and Texas. We are not an unlicensed, out-of-state company, and we don’t sell or share your information. All MLS listings are posted under our broker, Stephen Eaton.
Do I have to pay a commission to an agent that brings a buyer?
You are not required to offer a commission, but we recommend it. A buyer’s agent commission is an amount you are willing to pay a real estate agent who brings you a ready and willing buyer. On the MLS, a buyer’s agent will see what you’re offering.
Is this the same MLS other agents use?
Yes. Your property will be listed on the same MLS used by licensed real estate professionals. It will have the same visibility and format as traditional listings.
Will my home really get exposure on the internet?
Yes! Your listing will appear on REALTOR.com, Zillow, Trulia, Homes.com, RealEstate.com, Aol Real Estate, local brokerage sites, and other major platforms that pull from the MLS feed.
Does your broker hold the earnest money?
No. Stephen Eaton Licensed Real Estate Broker does not hold escrow deposits. We can connect you with a trusted title company or attorney who can hold funds and handle closing.
What if I have questions during the listing period or want to change some information?
We’re a full-service licensed real estate brokerage, and we’re here to help. If you want to update your listing—price, photos, description, etc.—just send us a written request via email or through our website. Changes are typically made within 24 hours. The number of changes included may vary depending on your listing plan.
What about a lock box?
Lockboxes can be purchased separately and usually cost around $25.
How do I upload photos for my listing?

How long will my listing be on the MLS?
Our standard listing term is 6 months, with extensions available. If you’re on the 1% Full-Service Plan, your listing remains active until sold or canceled.
What if I change my mind and want full representation?
No problem. You can upgrade to our 1% Full-Service MLS Listing Plan at any time and get full broker representation throughout the sale process.
Does Stephen Eaton Licensed Real Estate Broker charge the buyer’s agent a fee?
No. We do not deduct any fees from the commission offered to the buyer’s agent. Whatever you choose to offer on the MLS is passed through in full.
Can I use any Florida or Texas Title/Closing Agent I want?
Yes. We believe in choice. You can use any title company or attorney you prefer. If you’d like, we can also connect you to one of our trusted in-network title partners to help save on costs.
